           Position Overview

          This is a full-time, hands-on position responsible for routine maintenance, general repairs, and completing service requests across a variety of property types. The ideal candidate is self-motivated, professional, and experienced in general building maintenance.

           Key Responsibilities
          &#xD;

             Respond to maintenance work orders and complete tasks from start to finish.

            Operate and maintain light equipment: golf carts, pressure washers, blowers, vacuums, compressors, etc.

      &lt;span&gt;&#xD;
        
            Complete make-readies to include: caulking tubs, repairing or changing faucets, changing light fixtures, installing or repairing ceiling fans, changing toilet and toilet seats, changing burned out or missing bulbs, changing or repairing sinks, checking all window locks, painting if needed, etc.
           &#xD;
      &lt;/span&gt;&#xD;
    &lt;/li&gt;&#xD;

            Perform light plumbing and electrical repairs as needed.

            Perform light equipment repairs and preventative maintenance.

            Maintain lighting in common areas, mechanical spaces, and building exteriors.

            Keep maintenance logs and report larger repair needs to management.

            Ensure all work areas and mechanical/electrical rooms are safe, clean, and orderly.

            Interact professionally with tenants, vendors, and team members.

The Property Manager serves as the primary point of contact for owners, tenants and vendors and is expected to operate with a high degree of initiative, accountability, and professionalism across multiple properties and markets.

           It is with great sadness that Tina Sandrock and I share with you the recent passing of our colleague, Sue Tucker. Sue passed away peacefully on Monday morning with her family by her side.
          &#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      
            
          &#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;

           If you were not aware, Sue joined Corporate Realty this past July after Gayle Benson’s acquisition of 1515 Poydras. While Sue wanted to continue to oversee this asset, she was equally motivated to contribute her extensive industry knowledge to our broader Corporate Realty team, built over 35+ years in real estate including the past 17 years with JLL.
          &#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      
            
          &#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      
           After some thoughtful discussions (and a bit of good-natured persistence) Sue considered stepping into a role she had not originally thought of and enthusiastically joined me as Co-Director of Asset &amp;amp; Property Management. It that capacity, she played a key role in helping me shape, build and guide our management team.
          &#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      
            
          &#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      
           Although Sue’s time with us was brief, she made a meaningful and lasting impression on our team. Her professionalism and leadership were evident every day. Despite her illness, she remained engaged and determined to make an impact and contribute wherever she could. We will deeply miss her partnership and plans we shared for our team.
          &#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;

           With a 17-year tenure at JLL at 1515 and 1555 Poydras, Sue Tucker was such a big part of what made these buildings so successful. Sue was someone you could always count on. She knew these buildings inside and out, but more importantly, she knew the people — our tenants, partners, and team — building real relationships that truly set her apart. She took tremendous pride in her work and in the impact, she made on these properties every single day. She was incredibly knowledgeable, with a truly exceptional understanding of what it takes to successfully run a building.
          &#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      
            
          &#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      
           She was a true professional, but she also genuinely cared. Whether it was mentoring team members, supporting colleagues across JLL, or serving as a regional advisor on committees, Sue gave her time and knowledge generously. She helped shape not just our buildings, but the people and teams around her.
          &#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      
            
          &#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      
           Sue’s impact extended well beyond JLL. Across the New Orleans real estate community, she was always willing to lend a hand, share her knowledge, and advocate for others. She took pride in helping people grow in their careers, and she did so with sincerity, warmth, and generosity.
          &#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      
            
          &#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      
           She meant so much to our team, and to so many of you who worked with her over the years. The impact she made will stay with us, and she will be missed more than words can express.

      &lt;span&gt;&#xD;

           Job Purpose

            Establish accounting and internal control systems

            Ensure full transparency prior to delivering financial reports

           What is Direct Lease?
          &#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      &lt;br/&gt;&#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      
           Direct Lease is a form of Temporary Direct Housing assistance that allows FEMA to lease existing, ready-to-occupy
          &#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      
           residential properties for survivors whose housing needs cannot be met with other forms of temporary housing
          &#xD;
    &lt;/span&gt;&#xD;

  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      
           assistance. FEMA will pay the property management company/vendor the cost of rent, while the survivor is

           responsible for utility costs and other expenses not covered in the lease.

    &lt;li&gt;&#xD;
      &lt;span&gt;&#xD;
        
            Confirmation that the property owner is current and up to date with the property’s mortgage payments.

    &lt;li&gt;&#xD;
      &lt;span&gt;&#xD;
        
            Confirmation that the property is readily available for applicants to move in.
           &#xD;

            History of the building’s use (e.g., dates used as a rental, etc.), if applicable.

           ▪ Accurately and expediently complete assigned work projects as well as tenant service work order forms and return in a timely fashion. These tasks may be mechanical, electrical and plumbing in nature.

  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      
           ▪ Perform or direct the performance of general maintenance work as needed.
          &#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      
           ▪ Paint and sweep mechanical rooms, electrical rooms and other areas of the facility as directed.
          &#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      
           ▪ Maintain lighting in mechanical rooms, equipment rooms, elevators, parking areas, service yards, and common areas of the building. Record electrical and water meter readings as directed.
          &#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      
           ▪ Keep and maintain accurate operation records. Record and report completed repairs and items that require further attention.

  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      
           ▪ Understand and comply with all safety and emergency procedures specific to the facility and employer.
