Lafayette-based Property Management Company is seeking an experienced Commercial Property Manager to oversee the daily operations and financial performance of a portfolio of commercial and mixed-use properties. The ideal candidate will bring a strong operational background, attention to detail, and a proven ability to maintain high-quality standards across multiple assets.
The Commercial Property Manager will work directly with the Senior Property Manager to ensure each property operates efficiently, meets ownership objectives, and provides an exceptional experience for tenants and vendors.
ESSENTIAL JOB FUNCTIONS:
Property Operations & Maintenance
- Manage daily operations for assigned commercial and mixed-use properties.
- Oversee maintenance staff and vendors to ensure prompt response to service requests and completion of work orders.
- Conduct regular property inspections and monitor preventative maintenance programs.
- Review and manage vendor service contracts to ensure cost-effectiveness and quality performance.
- Provide facilities management oversight for select specialized assets, including coordination of vendor services, tracking of maintenance and warranty items, and ensuring compliance with operational and safety standards across multiple markets.
- Support property inspections, utility management, and vendor performance tracking for both local and remote assets as assigned.
- Lead weekly maintenance and operations meetings to review performance and priorities.
Tenant Relations & Lease Administration
- Serve as the primary contact for all tenant communications, requests, and operational matters.
- Maintain a proactive tenant relations program, ensuring high satisfaction and retention.
- Coordinate move-ins, move-outs, and day-to-day tenant requests.
- Maintain organized lease files, insurance certificates, and renewal tracking.
- Support the leasing process through administrative assistance, including proofreading leases, coordinating suite readiness, and managing access and signage details.
- Build and maintain strong tenant relationships focused on retention and satisfaction.
Financial Management
- Assist with preparation and management of annual operating and capital budgets.
- Review invoices and ensure accurate coding and budget compliance.
- Oversee tenant billing, work orders, and all tenant-related bill backs, ensuring proper documentation and timely processing.
- Review monthly financial statements and provide variance commentary to management.
- Recommend cost-control measures to maintain service levels while improving operating efficiency.
Leadership & Administration
- Supervise maintenance personnel and enforce company policies and performance expectations.
- Maintain accurate records of property activity, vendor contracts, and operational documentation.
- Collaborate closely with accounting, leasing, and management teams to ensure consistent execution of goals.
- Assist with the coordination and follow-up of facilities work related to property acquisitions, renovations, and ongoing maintenance programs for specialized assets.
- Support management with capital projects, acquisitions, and special initiatives as needed.
Other
- Additional duties as assigned by Senior Project Manager or Senior Leadership.
REQUIREMENTS:
Education
- Bachelor's degree in Business Management, Real Estate, or a related field preferred
- State Real Estate license preferred
Experience
- 3–5 years of commercial property management experience (office, retail, or mixed-use preferred).
Technical Skills
- Proficiency in Microsoft Office Suite
- Familiarity with Yardi, MRI, or Similar Property Management/Accounting Software preferred
