Latter & Blum Property Management, Inc., the largest third-party property management firm in the Gulf South, is seeking an exceptional Commercial Property Manager for the New Orleans Commercial Property Management Division.


This position is perfect for a creative and organized professional who has outstanding Commercial Property Management skills and wants a stable and long-term position with an established company. Our ideal candidate is someone who has at least 3 years of directly relevant Commercial Real Estate Property Management experience and is a detail-oriented self-starter with the ability to take initiative and work with minimal supervision.


The candidate must be a team player with a flexible attitude and the ability to prioritize workload and deadlines in a fast-paced environment. Integrity, professionalism and excellent communication skills are essential.


This position is a full time salaried position with occasional after hours and weekend work requirements as well as on call responsibilities.


Duties and Responsibilities:


  • Oversee all aspects of commercial property operations for assigned portfolio of office, retail, and industrial properties
  • Regular owner communications to ensure owner objectives are met
  • Tenant service, including lease administration and enforcement as well as collections
  • Administer tenant move-ins, prepare new lease abstracts, and coordinate final inspections and security deposit accounting upon move-out
  • Maintenance of lease and property records
  • Regular property inspections and oversight of maintenance coordination and capital improvements
  • Competitive bidding and contract preparation of both service contracts and repair / improvement projects
  • Verbal and written owner, tenant, and vendor correspondence
  • Weekly accounts payable review and approval
  • Monthly financial statement preparation and review
  • Annual budget preparation and review
  • Annual CAM reconciliation review and billing
  • Review processes, procedures, and expenses and recommend improvements and enhancements to current processes
  • Leasing or support of outside brokers as required
  • Special projects as needed relating to optimizing operations including working with local municipalities as needed
  • Other projects/tasks and general duties as required


Qualifications


  • Bachelor’s Degree from four-year College or University with two to three years of industry experience/or equivalent combination of education and experience.
  • Strong working knowledge of MS Word, PowerPoint, Outlook, and Excel.
  • 3+ years of directly relevant Commercial Real Estate Property Management experience.
  • Louisiana Real Estate License, or ability to obtain license within six months of employment
  • Effectively prioritize and multi-task.
  • Excellent people skills.
  • Strong working knowledge of general office equipment (copiers, fax machines, scanners).
  • Ability to effectively communicate both orally and in writing with peers, managers and clients.
  • Dependable & flexible as well as possessing the ability to maintain a high level of confidentiality.
  • Proactive, initiate follow-through.


Driving/Traveling Requirements


  • Frequent need (33% to 66% of the time) to utilize personal transportation to inspect properties and surrounding neighborhood, run work errands and also visit the corporate office
  • Must have valid driver's license and automobile insurance
