Summary:
The Property Manager works directly with the Director of Property Management to ensure each property in the JRE portfolio operates efficiently, meets ownership objectives, and delivers an exceptional experience for tenants and vendors. This role is responsible for day-to-day operations across assigned commercial and mixed-use properties, including property operations and maintenance coordination, tenant relations, lease administration, and financial oversight. The Property Manager serves as the primary point of contact for owners, tenants and vendors and is expected to operate with a high degree of initiative, accountability, and professionalism across multiple properties and markets.

 

This position requires regular travel to property locations within the assigned portfolio. Mileage reimbursement is provided in accordance with company policy for all work-related travel. The Property Manager reports to the Director of Property Management and may provide day-to-day direction to maintenance personnel and vendors.

 

Essential Functions:
The Property Manager position supports property management operations through financial oversight, owner/tenant communication, operational coordination, and vendor management. This role is responsible for ensuring each property is operating in alignment with ownership objectives and JRE standards. Responsibilities, include but are not limited to:

 

1.  Property Operations & Maintenance

  • Manage daily operations for assigned commercial and mixed-use properties within the JRE portfolio.
  • Oversee and coordinate with vendors to ensure prompt response to service requests and timely completion of work orders.
  • Conduct regular property inspections and monitor preventative maintenance programs; utilize company-provided drone equipment during property inspections as directed.
  • Review and manage vendor service contracts to ensure cost-effectiveness and quality performance.
  • Provide facilities management oversight for select specialized assets, including coordination of vendor services, tracking of maintenance and warranty items, and ensuring compliance with operational and safety standards across multiple markets.
  • Support property inspections, utility management, and vendor performance tracking for both local and remote assets as assigned.
  • Lead weekly maintenance and operations meetings to review performance, priorities, and open items.

 

2.  Tenant Relations & Lease Administration

  • Serve as the primary contact for all tenant communications, requests, and operational matters.
  • Maintain a proactive tenant relations program, ensuring high levels of satisfaction and retention.
  • Coordinate move-ins, move-outs, and day-to-day tenant requests with efficiency and professionalism.
  • Maintain organized lease files, insurance certificates, and renewal tracking.
  • Support the leasing process through administrative assistance, including proofreading leases, coordinating suite readiness, and managing access and signage details.
  • Build and maintain strong tenant relationships focused on long-term retention and satisfaction.

 

3.  Financial Management

  • Assist with the preparation and management of annual operating and capital budgets.
  • Review invoices and ensure accurate coding and budget compliance.
  • Oversee tenant billing, work orders, and all tenant-related bill backs, ensuring proper documentation and timely processing.
  • Review monthly financial statements and provide variance commentary to management.
  • Recommend cost-control measures to maintain service levels while improving operating efficiency.
     

4.  Leadership & Administration

  • Provide day-to-day direction to maintenance personnel and enforce company policies and performance expectations.
  • Maintain accurate records of property activity, vendor contracts, and operational documentation.
  • Collaborate with accounting, leasing, and management/ownership teams to ensure consistent execution of property and ownership goals.
  • Assist with coordination and follow-up of facilities work related to property acquisitions, renovations, and ongoing maintenance programs.
  • Support management with capital projects, acquisitions, and special initiatives as needed.
  • Represent JRE with professionalism in all interactions with tenants, vendors, and ownership stakeholders.

Knowledge, Skills, and Abilities:

  • Strong operational knowledge of commercial and mixed-use property management
  • Ability to manage multiple properties, competing priorities, and a high-volume workload simultaneously
  • Strong tenant relations and customer service orientation with a proactive, hands-on approach
  • Excellent vendor management and coordination capabilities
  • Sound financial acumen, including budget preparation, invoice review, and variance analysis
  • Strong written and verbal communication skills, including exceptional oral and written communication
  • High level of initiative, professionalism, and independent judgment
  • Ability to operate effectively across multiple properties and markets, including remote asset oversight
  • Proficiency in Microsoft Office Suite and property management/accounting software (Yardi, MRI, or similar)
  • Comfort with technology tools used in property operations, including operation of company-provided drone equipment

 

Education Qualifications:

  • Minimum: High school diploma or equivalent
  • Preferred: Bachelor’s degree in Business Management, Real Estate, or a related field
  • State Real Estate License

 

Experience Qualifications:

  • Minimum: 3 years of experience in property management or related experience
  • Preferred: 3-5 year of commercial property management experience in office, retail, or mixed-use environments
  • Experience managing multi-property portfolios or assets across multiple markets
  • Experience with acquisition, renovation, or capital project coordination

 

Work Environment:

This position operates across multiple property locations within the JRE portfolio. Regular travel to assigned properties is required, and the role may include travel to assets in other markets as needed. Mileage reimbursement is provided in accordance with company policy for all approved work-related travel. The Property Manager should expect a dynamic, field-oriented environment with both office-based administrative responsibilities and active, on-site property engagement.


Physical Requirements:

While performing the duties of this position, the employee is regularly required to sit for extended periods, stand, walk, use hands and arms, talk, hear, and view a computer monitor for extended periods. This position requires the ability to access and inspect all areas of assigned properties, including rooftops, mechanical areas, and exterior grounds. Lifting up to 50 pounds may be required occasionally. Operation of company-provided drone equipment during property inspections may be required.
